Who we are
A plumbing company built around Sacramento houses
Sacramento's homes cover a full century of plumbing. A 1925 Curtis Park bungalow still has galvanized pipe in the walls and a clay sewer line under the street trees. A 1965 ranch house in Carmichael has copper under the slab and a long lateral across a big lot. A 2004 home in North Natomas is on its second water heater and its first slab leak. Each one fails in its own way.
John's Plumbing was set up to work on all of them. Our plumbers carry parts for every era of pipe, our trucks carry cable machines and cameras, and our office staff know the difference between a call that can wait until morning and one that cannot. We work from an office in North Sacramento, close to Interstate 80, and from a second office in Garden Valley that covers the foothills.
What you can expect from us is simple: a person answers, we tell you how to stop the damage, we show up when we say, and you see the price before we touch anything. When a repair is not worth doing, we say so.

Call (916) 602-0883. A plumber picks up day or night, walks you through shutting off the water if needed, and gives you a price at the door before any work starts.

Warning signs
Six signs it is time to call a plumber
None of these is an emergency on day one. All of them become expensive if they are left long enough.
The meter moves with everything off
That small dial or triangle on your water meter should be still when nothing is running. If it turns, water is leaking somewhere, often under a slab or in the yard.
Learn moreMore than one drain is slow
One slow sink is a local clog. A slow tub, a gurgling toilet and a slow kitchen together point to the main sewer line.
Learn moreYour water heater is over 12 years old
Tanks rarely give much warning before they leak. Check the date on the label and plan the replacement on your schedule.
Learn moreBrown water after it sits
Rust-colored first draws in an older home usually mean galvanized steel pipe corroding inside.
Learn morePipes bang when a valve closes
Water hammer and toilets that run on their own often point to high pressure that is wearing out every fixture.
Learn moreThe same backup keeps coming back
If a main line needs clearing every year, roots or a damaged pipe are the cause, and a camera will show which.
Learn moreDrip counter
How much is that drip costing?
Slide to the number of drips per minute, or tap the button and count along for 15 seconds.
That is about 52 full 40-gallon water heater tanks a year, from one fixture. The math uses the common estimate of about 15,000 drips to a gallon. Sacramento bills by water meter, so every one of those gallons shows up on your bill.
Most drips are a worn washer or cartridge. See faucet repair or toilet repair for running toilets, which waste even more.

Local know-how
What makes plumbing in Sacramento different
Trees and old sewer lines
Sacramento's tree canopy is one of the largest of any American city. In neighborhoods built before 1970, those roots find the joints in clay and Orangeburg sewer laterals. Read more in tree roots and sewer lines.
Clay soil under slabs
Much of the valley floor is clay that swells in the wet season and shrinks in summer. That movement wears on copper under concrete slabs, which is why slab leaks are so common here.
Water that changes by address
River water tends to be soft, while groundwater is harder. Homes in groundwater-fed areas see more scale in heaters and fixtures. See hard water in the suburbs.
Hot garages and cold foothills
Most valley water heaters live in garages that bake in July, while foothill homes near our Garden Valley office deal with freezing nights in winter. We plan installs for both.

By home age
What to expect from your plumbing, by when the house was built
The year your home was built tells us more about its plumbing than almost anything else. Here is what each era of Sacramento housing usually brings.
Before 1950
Bungalows and cottages in Land Park, Curtis Park, East Sacramento, Elmhurst and North Sacramento.
Expect galvanized supply lines, cast iron drains and clay sewer laterals under big trees. Low pressure, rusty first draws and root backups are the usual calls, and a planned repipe plus a sewer camera look answers most of them.
1950 to 1975
Ranch homes in Arden-Arcade, Carmichael, North Highlands, Tahoe Park, South Land Park and Citrus Heights.
Copper or galvanized supply, cast iron under slabs and clay or Orangeburg laterals. Orangeburg fiber pipe deforms with age, cast iron scales inside, and original two-handle tub valves are often due for a rebuild.
1976 to 1995
Tract homes in South Natomas, the Pocket, Greenhaven, Antelope and Cameron Park.
Copper laid in the slab is now 30 to 50 years old, which is why slab leaks lead the list here. Some early 1990s homes also used polybutylene supply pipe, which is worth identifying.
1996 to today
Master-planned neighborhoods in North Natomas, Elk Grove, Roseville, Folsom, Rocklin and Lincoln.
Modern copper and PEX, but original water heaters, pressure regulators and fill valves are wearing out together. Many owners use the heater replacement to switch to tankless or a heat pump unit.

Questions
Common questions about John's Plumbing
Is John's Plumbing really open 24 hours?
Yes. Phones are answered 24 hours a day, 7 days a week, including holidays, and plumbers go out on emergency calls at night.
How do you price plumbing work?
You get the price for the repair before any work starts. Trip charges, including after-hours charges, are told to you on the phone before we dispatch.
Which areas do you cover?
Sacramento and its neighborhoods, plus Sacramento, Placer, Yolo and El Dorado counties, including Elk Grove, Roseville, Folsom, Davis and the foothills around Placerville.
Do you work on older homes with galvanized or cast iron pipe?
Yes. A large share of our work is in homes built before 1960, where galvanized supply lines, cast iron drains and clay sewer laterals are common.
Can you handle commercial properties?
Yes. We service restaurants, shops, offices and small multi-unit buildings. See commercial plumbing.
What should I do while I wait for a plumber?
Turn off the main water valve for any active leak, switch the water heater to pilot or off if it is involved, and stop using drains if sewage is backing up.
